Volcanoes Rise
From Lake Cocibolca
Nicaragua is home to Central America’s largest freshwater lake and the 10th largest in the world. Lake Cocibolca (“sweet sea”), sometimes called Lake Nicaragua, is nearly 100 miles long and roughly the size of Puerto Rico. The lake and its shoreline teem with native flora and fauna, including an unique freshwater shark.
Indigenous tribes lived along the lake and on its islands, taking advantage of its plentiful fish and fresh water. Spanish explorers who established the city of Granada on its shore
in 1524, originally thought Lake Cocibolca was a sea due to its expanse, large waves and sometimes violent storms. The Spanish also used the lake and the connected San Juan River to move riches from the country’s west coast to the Caribbean side for transport back to Spain. This route also was used during the California Gold Rush by those hurrying to get from the east coast of the United States to the gold mines. There have, in fact, been numerous plans and attempts since the 1500s to construct an interoceanic canal along this route.
One of the lake’s most dramatic features is Isla de Ometepe, an island comprised of two joined volcanoes—one active, one dormant. Inhabited since pre Columbian times, the island has a rich and mythical history that still gives it a strong sense of mystery. For the adventurous, Isla de Ometepe offers an array of activities, including volcano hiking, biking, fishing, kayaking and, interestingly, surfing. The lake's huge, flat surface receives almost constant wind that produce waves that draw surfers from around the world. |

Jack Nicklaus and Team Visit Seaside in Nicaragua
Design of Signature Course Embraces The Land
While Nicaragua is renowned for its biodiversity, the first sighting of a Golden Bear only came recently as golf legend Jack Nicklaus visited the country for the first time to continue design of the course at Seaside Mariana Spa and Golf Resort. The 923-acre oceanfront resort community will be centered on a Signature Golf Course, the most distinctive design available with the highest level of personal attention from Nicklaus.
The combined efforts of Nicklaus Design and Nicaragua Developments will create an oceanfront golf experience that offers a level of play that will be an international draw. During his visit to the site, Nicklaus surveyed the diverse topography of the terrain and routing opportunities along the Pacic Ocean where Seaside Mariana enjoys over a mile of pristine beachfront.
“I found that we could go much closer to the ocean than I had originally thought,” Nicklaus says. “There are some fantastic opportunities with oceanfront holes and Jack Nicklaus and Team Visit Seaside in Nicaragua
Design of Signature Course Embraces The Land riverfront holes. Our goal is to balance what we can create with what’s natural and put the two together to create a complete package.”
The diversity of the terrain and natural features inspired the Nicklaus Design team to utilize a multifaceted approach that will require strategic shotmaking. The property fits perfectly into the Nicklaus philosophy of allowing the land to dictate the layout, with the intention to blend the course physically and visually into the natural setting. At Seaside Mariana, player will find themselves experiencing holes along the river that borders the resort, through an upper savannah with a dramatic mountain backdrop and then down to the ocean. While the oceanfront holes certainly will be striking, the strength of the course could be the variety of the inland holes, according to Nicklaus. He cited the “gentle natural movement, the lush native vegetation and the added feature of the river, which we will integrate into the design strategy.”
Nicklaus and his Nicklaus Design team are recognized as the world’s leader in golf course design, with more than 320 courses open for play in 32 countries and projects currently underway in 45 different countries. The Seaside Mariana project is the first Nicklaus project in Nicaragua which is a welcome challenge.
“I get a great deal of satisfaction in having the opportunity to go into a new country and emerging market, and design a golf course that will not only enhance the tourism in that country but also help introduce and grow the game,” explains Nicklaus. “I view this as a tremendous responsibility, but one I embrace. It’s a way for me to give back to the game I love.”
“I get a great deal of satisfaction in having the opportunity to go into a new country and emerging market...”
~ Jack Nicklaus
Complementing the Nicklaus golf experience will be a spacious clubhouse that offers members and guests the finest amenities and service. To ensure the quality expected at Seaside Mariana, operations will be handled by Kemper Sports Management, a U.S.-based firm specializing in resort and golf management.
“It would be an understatement to say that we’re excited about having the Nicklaus touch on our project,” says Kevin Fleming, Chairman of Nicaragua Developments S.A. “Not only is this important for our development, but it’s also a signal to the world that Nicaragua is an exciting place to visit and live, and a country that offers unique investment opportunities that promise outstanding returns.”
Seaside Mariana Saluted By ProNicaragua
Seaside Mariana has been hailed as “one of the premier investment projects” underway in the country by ProNicaragua, a non profit public/ private institution whose mission is to generate economic growth and job creation by attracting quality investment.
Tourism is one of the six selected industry groups promoted by the country’s government through ProNicaragua. According to the group, its objective is to promote investment that will fulfill the following objectives:
• Contribute to the sustainable development of Nicaragua
• Demonstrate social responsibility by creating quality jobs and improving local living standards
• Contribute to the preservation and enhancement of natural resources
• Improve the image of the tourism industry through quality infrastructure and services
Seaside Mariana has been singled out by ProNicaragua as having met these requirements. With this recognition, the group is providing support to the success of the project. “We have recognized the thorough planning and entitlement process that has so far surpassed other projects with such significant elements as its public registration and disclosure in the main markets of Canada and the U.S., as well as the high brand selection done for its golf course, the master plan and the marketing program,” wrote Javier Chamorro, executive director of ProNicaragua. Based on this recognition, the group pledged its support of the successful development of Seaside Mariana.
NICARAGUA’S NATIONAL BIRD

When you travel around Nicaragua, you’ll likely spot the country’s national bird, which is found even within Managua. The guardabarranco, which translates as “guardian of the stream,” has a bright green body complemented by a striking blue stripe above the eye, a blue-bordered black patch on the throat and blue flight feathers. One of the guardabarranco’s unique features are tail feathers longer than its body with dark tips shaped like rackets. The males utilize the tails for mating rituals, while both males and females wag their tail feathers back and forth to discourage predators.
A member of the Motmot family, the guardabarranco feeds primarily on insects and small reptiles. Interestingly, the birds nest in long tunnel nests in earth banks. The guardabarranco is one of 676 species of birds in 56 families known to live in Nicaragua, which is renowned for its rich biodiversity.

The “New Nicaragua” Emerges From The Past, Embraces The Future
It’s time to forget everything you think you know about Nicaragua, and prepare to discover a new world that is emerging as an exciting and enticing destination. The country still possesses its raw natural beauty and passion for life, but that timeless and mysterious appeal is now combined with a vibrancy that makes it Central America’s emerging jewel.
This is the New Nicaragua, an unspoiled paradise that is being discovered by thousands of visitors each year and embraced by adventurous investors who recognize the opportunities that abound. Over the last two decades, Nicaragua has transformed itself into one of the safest and fastest-growing countries in Latin America, with a strong democratic government. As a result, it now possesses one of the most dynamic economies in Central America, experiencing substantial increases in private investment and exports. Direct foreign investment has seen double-digit increases annually, and the number of tourists visiting the country over the last five years has grown by nearly 50 percent.
For those inclined to mix business and pleasure, Nicaragua displays the same opportunities and possibilities that marked the beginnings of economic upswings in Costa Rica, Belize and Panama. The country is reveling in its newfound stability and becoming a leader in Central America with its progressive government, rapidly improving infrastructure and strong incentives for investors.
Underlying the opportunities are the elements that have always attracted the curious and daring: pristine natural settings, temperate weather, a strong history and culture, scores of recreational and tourism opportunities, picturesque cities and towns, and, perhaps most important, a warm and welcoming population renowned for its hospitality and receptiveness to visitors.
For the adventurous, the country is a realm of endless possibilities, including canopy tours through the forests, diving and snorkeling along living reefs, surfing and kayaking, exploring volcanoes and crater lakes, hiking mountain trails, or just relaxing on an expanse of beach.
The capitol city of Managua possesses a strong urban energy with many of the features expected from a metropolitan area, including expansive shopping and entertainment, a state-of-the-art medical center and international airport. Most major airlines offer daily service to Nicaragua, including non-stop flights from major U.S. cities. Other cities, such as the colonial cities of Granada and Leon, offer outstanding opportunities to experience the history and culture of the country.
As a result of these developments, all signs indicate that the “New Nicaragua” is poised to become one of the world’s success stories as it emerges from the past and embraces its future.
